Commercial Real Estate Appraiser CB Richard Ellis Valuation and Advisory Services, a leading national real estate firm, is seeking an appraiser to work in our West Des Moines, Iowa office. Position is on a split-fee, full-time basis. Insurance benefits and 401k options available. Assignments include all property types, with emphasis on investment grade properties, and are located primarily in Iowa and Nebraska.

Ideal candidates will have one to five years appraisal or related experience and a four year college degree. Individual must be detail oriented, quality minded with good writing and computer/analytical skills.

Job Description: Applicants must meet selective 961 Iowa Certified Real Estate Property Appraiser.

Location: Right of Way - Appraisal Section

This position is located in the Appraisal Section in the Office of Right of Way. The Appraiser is responsible for appraising properties as assigned and furnishing eminent domain appraisal reports completed under accepted appraisal procedures and in accordance with the Code of Iowa, Iowa Constitution and Eminent Domain Statutes, and the Federal Uniform Act. The Appraiser shall understand how acquiring a portion of a property can cause damage to or reduce in value the property that remains. This position shall have a working knowledge of and ability to apply appraisal theories, practices, and techniques necessary to render an informed opinion of value defined and to document the value opinion in accordance with the Appraisal Operational Manual. The Appraiser needs to have a working knowledge of how to identify, estimate, and document cost-to-cure damages and determine value of land to be acquired from available land sale market information.

The Appraiser must prepare appraisal reports independently of any other Appraiser assigned to the same property. The Appraiser will appear in court as an expert witness when requested and will assist General Counsel in preparation of court cases. The Appraiser will perform other related work as may be assigned. The Appraiser must be a state certified Appraiser in good standing. If certified in a state other than Iowa, must get Iowa certification prior to appointment to the position. Travel: Must be able to travel three to four days per week if required and possess and maintain a valid driver's license.

Applicants must be certified as a Residential Real Estate Property Appraiser in accordance with Chapter 543D.3, Iowa Code, and all administrative rules as prescribed by the Iowa Real Estate Appraiser Board. Applicants must state on the application that they possess the certification to be considered qualified. Shift: Days.

Minimum Qualifications Graduation from an accredited college or university with a Bachelor's Degree and two years of Right of Way Agent experience in real estate appraisal, property acquisition, real estate sales or management, relocation assistance, right of way engineering, or other real estate or development support activity of comparable level. All applicants for this classification must be able to obtain a valid driver's license.
