SEMINAR DESCRIPTION
Real
estate disclosure is not an option. You need to know the in and out situations.
“What else didn’t they tell me?” Full, up-front real estate disclosure is
a critical element in any property transaction. Developed for both residential
and commercial appraisers under the sanctions of the Appraisal Institute, this
seminar features the RED (Real Estate Disclosure) Report, which covers over 150
disclosures. This report format allows real estate professionals to combine
on-site observations with Internet databases.
Participants
will learn how to define, research and report over 150 disclosure issues by
using the RED Report. The seminar manual includes a definition of each potential
detrimental condition, along with suggestions for investigation and reporting.
It is an excellent resource for any appraisal library. Topics include:

Timesaving and
efficient Internet-based data retrieval procedures for key disclosure issues.

Research and
identification of any of 100 detrimental conditions within the subject
property’s neighborhood.
·
The ethical duty to
reporting detrimental conditions to the client.
·
Numerous cases that
practically illustrate how detriment conditions are addressed.
·
Expansion of current
appraisal practices into consulting opportunities, offering clients a full RED
Report, which outlines 12 categories or over 100 disclosure issues.
Participants
will gain knowledge of federal and state laws that require full disclosure and
have a better understanding of an appraiser’s liability. Items of disclosure
to be addressed include general conditions; building conditions; transactional
conditions; market conditions; hazard conditions; environmental conditions;
distress conditions; and natural conditions. Attendees of this seminar will have
the ability to provide comprehensive disclosure reports to their clients and be
more prepared to eliminate future lawsuits.

ABOUT THE
INSTRUCTOR
Randall
Bell, MAI, a nationally recognized specialist in real estate damages, is the
developer of this seminar. Mr. Bell also developed the Appraisal Institute’s
Detrimental Conditions seminar and is the author of the Appraisal Institute’s
Real Estate Damages textbook. He has taught on many occasions throughout the
United States, South America, and Asia. Mr. Bell has consulted in numerous
interesting cases and his career has been profiled in the Wall Street Journal,
People Magazine, the Associated Press, and all major television networks. Mr.
Bell holds a MBA Degree from UCLA.
EDUCATION CREDIT INFORMATION
Seven
(7) hours of continuing education credits have been granted from the Appraisal
Institute. Seven (7) hours of continuing education credits have been given for
license and certification renewal in Iowa and Illinois. This course is also
approved by the Iowa Real Estate Commission for real estate continuing
education.
